  • Sales consultation.

    Candor Homes is here to guide you through one of the most exciting experiences of your life, starting with an initial consultation to get to know you and your property. During this first meeting, we will ask lots of questions to help us understand your property’s unique features and identify opportunities to unlock its potential. With a clear picture of your needs and vision, we can help you find a home that suits your lifestyle and personality. We'll also be here to assist you in choosing how your new home will look, feel, and function.

    Home design.
    There are many factors to consider before choosing your home design, depending on whether you already have land or wish to purchase a home + land package. Either way, our Candor Homes consultant will walk you through our designs and discuss the options to help you make your decision. We have a diverse range of façades that suit most styles and environments and we can customise them for no additional charge. Our team will be happy to help you make the right decision for your new home.

    Inclusion package selection.
    All Candor Homes are dfinished with the necessary features you need to move into a completed home. You do not need to pay extra for necessary features such as flooring, window coverings and a driveway. However we understand that you may want to add personal touches to your home to suit your style or lifestyle needs. With this in mind, we have created a series of home inclusion packages to give you more control over how your home will look, feel and function. Our consultant will go through those options with you and help you choose a package that fits into your needs, budget and individual tastes.

    Site inspection and tender.
    After an inspection of your site, our team will create an initial tender outlining the itemised costs of your build. This is a great opportunity to discuss all the inclusions in your build and ask any questions you may have.

    Acceptance and preliminary payment.
    This is one of the most exciting parts of the home building process. Accepting the tender and making a preliminary payment will get the ball rolling on drafting your construction plans and contract.

  • Pre-construction process.

    This is an exciting part of the home building process where our design team collaborates with you to create the home of your dreams. After learning about your personal style, needs, and family requirements, we will present you with a perfectly suited design and prepare the necessary documentation to get the build started.

    Testing and planning
    After our team conducts contour and soil tests on your site, we will draft your construction plans to present to you at your Home Studio Appointment.

    Selections and contract appointment.
    This is the part where you get to choose all the features of your home such as colours, styles and products as well as your kitchen design. You’ll be working closely with our interior designer to create the home of your dreams. At this appointment, we will also review your construction plans and add any chosen upgrades to your quote. This will allow our team to create the documentation needed for CDC or DA approval and contracts.

    CDC or DA approval.
    Our team will organise the necessary certification including engineering, BAL and BASIX needed for a CDC or DA and submit the documentation for approval. At this stage, we will also obtain driveway and water approvals.

    Commence construction.
    Once your approvals have come through, you will need to sign your final contract and pay a build deposit so we can order materials and book trades. You will then meet your Site Supervisor who will provide fortnightly updates to your sales consultant to share with you.

  • Build a new home.

    Construction.
    This stage sees your vision and plans become reality. We’ll be right beside you the whole time, sharing your excitement as your new home takes shape. We will ensure you have access to your home during each stage of construction and will be there to celebrate with you when we hand your keys over upon completion.

    Slab preparation.
    We will prepare the foundation of your new home including excavation and pipework, then pour the concrete slab ready for the frame to go up.

    Frame construction.
    This is the first step in your new home taking shape. The frame will be constructed from timber and windows and doors will then be installed.

    External cladding and roofing.
    Our team will get your home ready for ‘lock up’ stage by installing the exterior works such as cladding, bricks and roofing. We’ll also plan out the electrical and plumbing fittings. At this time, our team will offer you a walk-through of your home to determine the best points for lighting and electrical outlets.

    Internal fit out.
    We will then add plasterboard, architraves and skirting to your walls, build your kitchen and bathrooms, complete joinery and install internal doors.

    Practical completion.
    At this stage we will complete all the final touches to make your house a home. These include painting, tiling, and flooring, window coverings, plumbing and electrical installs, showers, mirrors and exterior features such as driveway and any landscaping that you have included in your selections.

    Official handover.
    It’s time to move into your new home! We will organise to meet with you onsite to walk you through your completed home, hand over your keys, and provide all necessary documentation. We will present you with a handover package containing certificates, services, maintenance, and warranties.

  • Continued support.

    Post construction.
    All the hard work and patience have paid off and your home is now ready to move in and enjoy. While you add the final decorative touches to make it your dream home, Candor Homes will continue to support you with maintenance and warranties.

    90-day maintenance check.
    After you move into your new home, we'll conduct a thorough 90-day maintenance inspection. This ensures everything is operating smoothly, and we'll promptly address any issues that arise.

    NSW statutory builders warranty.
    Rest assured, we provide support throughout the entire 6-year warranty period. Our builder's warranty insurance covers your home for up to six years after completion (practical completion), ensuring peace of mind for years to come.

Our Knockdown + Rebuild process.

The Knockdown + Rebuild process is distinct from the standard home building process primarily due to the complexities involved in demolishing an existing structure and constructing a new home on the same site.

This process requires careful planning and coordination, including obtaining necessary permits, conducting site assessments, and managing demolition logistics.

Unlike standard builds, which typically commence on vacant land, Knockdown + Rebuild projects need a comprehensive evaluation of the existing property. This is to ensure compliance with local regulations and minimise disruption to the surrounding area.
